The right asking price is more than a number

The asking price is the first strategic decision in a sale. It should not rely only on local listings, because advertised prices do not always reflect the levels at which transactions are completed.

Evidence-based positioning considers comparable properties, physical condition, floor level, views, natural light, energy performance, layout, legal and planning status, and the audience most likely to value the property.

An excessively high launch price often weakens the crucial first weeks. The property remains on the market for longer, buyers become cautious and the owner may later need a larger adjustment.

An excessively low price does not automatically guarantee a better result. Without strong presentation, a controlled process and a negotiation plan, value may simply be lost.

The right price is a range and a strategy, not an arbitrary figure. It should be connected to the desired timeline, the property’s readiness and the plan for managing offers.
